Senior Building Attendant

Summary
This position plays a key role in providing guidance and work direction to Building Maintenance Attendant staff as well as daily project coordination. This position performs a range of front-line duties including routine and non-routine building maintenance activities, unit inspections, contractor coordination, record keeping, reporting and support after-hours for emergency callouts. This position regularly communicates, collaborates, and coordinates with other CRHC staff to ensure a strong team culture that supports CRHC goals and objectives.
 
Key Duties & Responsibilities

  • Assists with recruitment, training, and orientation of new Building Maintenance Attendant staff. May be required to sit on/participate in hiring processes for Building Maintenance Attendant positions.
  • Provides work direction to Building Maintenance Attendant staff including time approval, arranging coverage, and the provision of leadership, guidance, feedback, including providing input into annual performance reviews for Building Maintenance Attendant staff.
  • Supports Building Maintenance Attendant staff in resolving maintenance and related tenant issues, drawing on assistance from Property Managers if required.
  • Monitors the safety and quiet enjoyment of CRHC sites and performs service audits of site work, providing feedback and addressing areas for improvement with supervisor or manager. This includes ensuring that service standards are met or exceed.
  • Provides field training/guidance to building staff in the application of regulations that inform daily interactions with tenants, including the Residential Tenancy Act.
  • Provides input into the development of scope of work for contractors on-site. May also provide input on deficiency review and correction.
  • Coordinates annual unit inspections, reviews summary sheets prepared by Building Maintenance Attendant staff and provides work direction to Building Maintenance Attendant staff and follows-up on outstanding items and issues.
  • May take a lead on project coordination including overseeing and organizing resources, problem solving and identifying solutions.
  • Liaises with office staff with respect to property issues, financial items and ensures timely and relevant communication between office and field staff.
  • Works with various staff and consultants to coordinate and schedule maintenance services ensuring all parties receive accurate, timely information.
  • Performs and coordinates the maintenance of building equipment such as troubleshooting, repairing, and maintaining equipment.
  • Provides input into capital requests/requirements, and potential capital plan amendments and liaises with staff in the coordination of annual unit inspections and reviews summary sheets to inform the development of the annual budget and capital plan.
  • Supports the Property Manager in advancing response and resolution to tenant request for repair and unit modifications.
  • Reviews Purchase Orders in collaboration with Property Assists to ensure accurate coding and follows up with Building Maintenance Attendant staff on discrepancies as required.
  • Creates and reviews Notifications, Work Orders and various reports using SAP and Plant Maintenance.
  • Conducts move-in/move-out inspections and records the unit status and obtains repair estimates from contractors.
  • Ensures maintenance staff operates all equipment in a safe and efficient manner and that Building Maintenance Attendant staff have appropriate equipment/supplies to complete their work.
  • Establishes and maintains working relationships with tenants and contractors.
  • May carry out general janitorial tasks as required.
  • Liaises with Property Managers, Property Assists and other staff to ensure that required manuals, permits, fire plans, policy manuals, reference guides etc. at all CRHC sites are accounted for and up to date.
  • Acts as the Corporations representative in times of emergency to best protect building, grounds, and tenants.
  • Assures that sites are equipped to always deal with emergency situations.
  • Provides after-hours on-call support to Building Maintenance Attendant staff.
  • Follows all policies, procedures, and standards of the CRD and CRHC and ensures that policies and procedures are followed by staff, tenants, and contractors.
  • Performs other related duties as required.


Key Skills & Abilities

  • Excellent communication (verbal and written), interpersonal and customer service skills are required.
  • Knowledge of building maintenance, building cleaning, and building trades.
  • Sound judgement and initiative to resolve challenges as they arise.
  • Knowledge of administrative procedures, labour legislation, collective agreement language, understanding of WorkSafeBC practices/protocols, Workers’ Compensation Act and OHS Regulations and other relevant safety statutes.
  • Knowledge of materials, tools and equipment used in janitorial and building maintenance work, including WHMIS.
  • Ability to organize and prioritize workload, as well as work well under pressure to meet task and project deadlines.
  • Ability to work independently and to establish and maintain harmonious working relationships.
  • Ability to work well and cooperatively in a multi-disciplinary team.
  • Knowledge of and ability to use various computer word processing, spreadsheet, and related software.
  • Some physical strength and stamina to perform the required duties.


Qualifications

  • High School Graduation
  • A minimum of 2 years' directly related experience


Certifications

  • Acceptable criminal record check. The applicant/incumbent is required to undergo a criminal record check to work in this position and to report to their supervisor if any criminal charges are laid against them that may be related to their employment.
  • Building Service Worker 1 Certificate
  • Building Service Worker 2 Certificate
  • WHMIS Certification
  • Valid BC Driver's License
